If you’ve outgrown your home or if your situation affords you the opportunity to remodel, you may be wondering how to go about coming up with a plan. Blondino Design, Inc. can assist you in everything from consulting to complete construction documents for your particular remodeling needs.
Interior remodeling often does not require a design professional, and there are many design-build contractors who include design work in their fees. In many situations more specialized design help is advantageous. Design professionals understand feasibility and the constraints of existing structural considerations. Because remodels are often a pursuit of the greatest outcome for the least amount of investment, without the input of a design professional, important design considerations may be missed.
Blondino Design, Inc. provides you with an initial phone discussion about your project. If you determine that a site visit is in order we charge a minimum fee for the first hour plus an hourly consultation fee for subsequent time spent consulting. During this meeting a cursory review of the impact of your ideas, and recommendations regarding space allocation, light, focal points, flow and ambiance of living spaces are discussed.
If you wish to retain Blondino Design, Inc. you may do so on an hourly basis, or per the estimate provided after the initial site visit or design meeting. Generally we require that “as-built” drawings be made of adjoining areas of the structure, and all structural considerations affecting the project. We do not and cannot certify the condition of your structure. If you need or want certification of your structure we recommend hiring a licensed home inspection professional or a licensed structural engineer to review your structure. During our review the quality of information gathered isn’t intended to be exhaustive since conditions of your site and structure may not be visible or accessible. A review of the structure provides clearer information to the builder and fewer unanticipated expenses during construction.
Through the process of design development, Blondino Design, Inc. helps you figure out what will work best for your needs, provides you with options and ideas, and helps you form a comprehensive view of the area to be added or remodeled. Once the design is approved, construction documents are made for you to submit to a structural engineer and your builder. You will be provided with architectural documents that reflect your design.
